Sellers’ Guide

Making the decision to sell a home is never easy, but once you’ve made up your mind, it’s time to buckle down to work to get the most value out of your investment.

Here’s a quick guide to help you in your home selling journey.

  1. Work with the right Realtor

Selling a luxury property involves more nuances than selling a standard home. Buyers are prepared to pay top dollar but are also more discriminating. Moreover, the highly dynamic and competitive Hawaiian market demands close attention to opportunities that you shouldn’t miss. Make sure you cover all bases by working with a Realtor who specializes in luxury properties in Maui and other parts of Hawaii.

The Realtor can help you in several ways:

    • Determine the right listing price for your home
    • Prepare your home for the sale
    • Market your home to the right buyers
    • Organize and hold open houses on your behalf
    • Negotiate with buyers with skill and experience
    • Represent you in home inspections
    • Oversee and handle the documentation process

  2. Get your home ready for the sale

When it comes to home selling, first impression is everything. You have to make sure your home is in top condition, with all systems working and updated. Every nook and cranny must be inspected and necessary repairs have to be done. While not required, home staging can be critical in selling a luxury home. Professional home stagers know what buyers look for in a home, and how to present your home in the best light.

  3. Determine the right price for your home

In the luxury market, this can get tricky. Pricing the home too high can cause it to sit on the market longer than necessary. Pricing is too low can give the impression that it’s inferior to similar homes. Your Realtor will help you come up with a competitive price based on a market analysis that includes the price of similar homes in your area, market trends and conditions, your home’s features and desirability, and other factors.

  4. Develop a marketing plan

Your home must have the right exposure to luxury homebuyers and investors, both nationally and internationally. Your Realtor’s affiliations will play a big role. For example, Compass’ membership with the Who’s Who in Luxury Real Estate gives us a platform to reach luxury buyers throughout the United States and the international community. We can also get your home top exposure in the largest listing sites like Zillow and Realtor.com. We’re known for creative ways of marketing properties, including exposure on national TV.

If you prefer to be discreet about the sale of your home, we can develop a strategy that relies on word-of-mouth marketing using our extensive network. We can also stage open houses for the public or for brokers, or both.

  5. Ensure a great presentation

Professional photographs and well-written descriptions are a must in selling luxury homes. Your home’s best features, including a great location and nearby attractions, must be properly highlighted to catch the attention of the right buyers. Creativity plays an important role in the presentation of homes, and it’s something I consider as one of my strengths as a Realtor.

  6. Be patient

Selling a luxury home often takes more time than selling standard property. That’s a reality you need to prepare for. However, with my experience, network, and the right steps, I will work to make sure your home sells as quickly as possible to the right buyer at the best possible price.
